By using our services, you agree to the following Terms & Conditions. These may be updated at any time without notice. Quotes are valid for 5 business days from the date issued.

🔐 Payment Terms

  • A valid card on file is required to reserve appointments.

  • Appointments are not guaranteed until your card is received.

  • Declined/returned payments: $35 fee + late fees if applicable.

  • Deposits: 50% non-refundable deposit is required for:

    • Top to Bottom

    • Move In/Out

    • One-Time

    • General Cleanings
      This deposit goes toward your total invoice and is transferable with 24+ business hours’ notice.

  • Residential Clients: Payment is due the day of service. Late fees:

    • $25 for invoices under $250

    • 10% for invoices over $250

    • 7+ days late? Sent to collections.

  • Commercial Clients: Payment terms per agreement (max Net 30).

    • 25% late fee on overdue invoices

    • Forwarded to collections on day 7 past due.

📈 Rate Increases

Cow Poke Cleaning LLC reserves the right to adjust pricing.
We’ll always give you a heads-up with time to spare.

📅 Scheduling, Rescheduling & Cancellations

  • Business Hours: Mon–Fri, 8 AM–5 PM

  • Closed on: New Year’s Day, Memorial Day, July 4th, Labor Day, Thanksgiving, Black Friday, Christmas Eve/Day

  • Arrival Time: ±1 hour window—because life happens.

  • Late Notice (under 24 business hours): 50% fee

  • No-Notice or Lockout: 100% fee
    If we show up and can’t get in within 15 minutes—it’s a full-charge no-go.

  • Skipped Appointments: $25 added per extra week missed (for recurring clients)

  • More than 4 cancellations in 60 days? You’ll be moved to monthly cleaning (based on availability).

  • Sickness/COVID cancellations: No fee. We get it. Health first.

📣 Communication

  • Use the Client Portal or call us directly at (580) 290-5065 for all changes.

  • Texts and emails may not get seen in time.

  • We try to send automated reminders—but delivery isn't guaranteed.

🧼 Scope of Work & Expectations

  • Checklists: Find them at www.cowpokecleaning.com

  • Add-ons: Call us or request in the portal at least 2 hours before your cleaning.

  • Our time starts on arrival and ends after tasks, walkthroughs, loading, and trash removal are complete.

  • Pricing is based on your home’s condition. If it’s more work than quoted (construction, events, etc.), we’ll call for approval or stick to the time booked—with reduced quality if needed.

  • We may refuse work if unsafe, unclean, or not in line with our services.

💯 Satisfaction Guarantee

  • Not thrilled? Call us within 24 hours and we’ll re-clean the missed areas for free.

  • Declined re-cleans = issue considered resolved.

  • No refunds.

🐾 Pets

  • Please secure pets who may:

    • Be a flight risk

    • Act out with anxiety or aggression

  • You’re responsible for letting us know about risks.

  • Injuries caused by unsecured pets may result in legal action.

📸 Photos & Privacy

  • Techs may take non-personal before/after photos or damage reports—with approval only.

  • These are stored for quality tracking and service documentation.

💥 Damages, Safety & Liability

  • We’re insured and investigate all incidents.

  • We avoid sentimental or fragile items unless pre-approved.

  • Techs use company tools only (no client ladders or vacuums).

  • Unsafe temps (under 65°F or over 75°F) = no-go.

  • No power or water = no service, full fee applies.

  • Infestations? Service will be refused and may result in legal action.

  • Techs don’t clean:

    • Blood, bodily fluids, or mold

    • Diaper pails

    • Chandeliers, outdoor areas, carpet shampooing

    • Pet waste/litter

    • Overweight or high-reach items

🚫 Solicitation Policy

We invest in our team. Please don’t poach them.
Hiring or soliciting our techs within 1 year of service = $2,500 referral fee.

🏠 Vacant Property Cleanings

  • Property must be completely empty unless pre-approved.

  • Utilities must be ON.

  • Closets and cabinets should be cleared out.

  • We do not haul away trash. It’ll be bagged and placed in a garage or accessible trash bin.
